The One
145 Wellington West is a proposed 65-storey office, retail, and residential rental tower on the southeast corner of Wellington and Simcoe Streets in Downtown Toronto.
This project is uniquely positioned at the edge of two of Toronto’s most commercially and culturally significant neighbourhoods.
145 Wellington Street West
The Bond is a 42-storey, 393 suites condominium with mixed retail spaces for tenant fit out from the ground floor to the 6th floor. Amenity spaces located on the 7th and 8th floor with suites starting on the 7th floor to 42nd floor. There are four and a half levels of underground residential parking that consists of 233 vehicle parking spots and 344 bicycle spaces. Six levels of commercial parking above ground.
The Bond Condominiums
The INDX involved the construction of a 55-storey residential tower with 798 units located in the heart of the financial district at Bay and Richmond. The amenities include a 3,000 sq. ft. state-of-the-art fitness center with weights, cardio and a yoga/spin studio, golf simulator room, walk-out terrace with cabana booths and an attached indoor urban party room. There is also a full-length bar with an urban space, fireplace and outdoor terrace accented with an illuminated water-feature wall.
INDX Condominiums
The Berkeley is a mixed-use building consisting of 120 condos and upscale retail establishments located on the ground floor. Parking consists of three levels of underground parking with security monitoring from concierge station.Unit Features include 9’ and 10’ ceiling with floor-to-ceiling windows for an unobstructed view of the city, engineered wood flooring and smooth finished ceilings, granite and quartz kitchen countertops, ceramic and glass mosaic tiles. Amenities include an outdoor terrace, fitness studio, party room, billiards room, kitchen/bar, dining area, fireplace lounge, guest suites, rooftop terrace.
The Berkeley Condominiums
The Shops on 410 Bathurst are located on a 1.28 acre site at the intersection of Bathurst Street and College Street.
The building extends 4-storeys above street level and sits atop three levels of below-grade parking.
The urban/mixed-use site is comprised of approximately 80,000 sq. ft. of retail space and approximately 70,000 sq. ft. of shell office space.

In the centre of Yorkville, The East Tower is a boutique 11-storey commercial office property built on top of an existing underground structure. 135 Yorkville is a state-of-the-art building, with unique glass stepped design and a prominent limestone base fronting onto Yorkville Avenue.

Grand Palace Condominiums is a mixed-use condominium consisting of two 15-storey residential towers, with ground floor retail along the Yonge Street façade. Courtyards incorporated into the overall landscape plan connect public and private areas through a new winter garden. Comprised of 520 one and two bedroom units, residents also have the benefit of three guest suites. Luxury amenities are housed-in separate buildings, organized around a spa complex including a gym, fitness studio, indoor swimming pool, whirlpool, and saunas. A conference centre, and a party room opening onto an outdoor terrace complete the amenity package. Three storeys of underground parking allow for minimal surface parking.
Grand Palace Condominiums
Dundas Square Gardens is a 50-storey mixed-use building including a 20-storey podium and four levels of underground parking. This project features 1004 residential units located on Levels 3-50 and retail spaces located on the south, east & west faces of the structure. The building accommodates 786 bicycle parking spots and 232 vehicle parking spots. Amenities include three guest suites, a boardroom, study lounge & a private study on Level 2, designated city space on Level 3 for future cultural events & other organized functions. Theatre, Sky lobby, lounge, kitchen & private dining room on Level 5. Level 20 features a multi-purpose studio, lounge, fitness center & an outdoor pool & spa.
Dundas Square Gardens
The Rosedale on Bloor, located at 387 Bloor Street East, in Toronto, Ontario, is a new mixed-use 55-storey project.
It has 45-storeys of condo space (containing 508 suites) in addition to a new lifestyle hotel, Canopy by Hilton, which will be 10 storeys and contain 184 suites. Furthermore, there will be five levels of underground parking with security monitoring from the concierge station.
Amenities include rooftop outdoor terrace with fireplace, barbecues and fire pits, a fully equipped catering kitchen adjoining a private dining room, a theatre room and lounge area. It also includes a fitness centre, yoga room, indoor pool and business centre with boardrooms.
The Rosedale on Bloor
The Upper House Condos is a mixed-use building consisting of 66 condos, including 12 townhomes. The building has a brick facade with a stone base surrounded by landscaped gardens and patios. Parking consists of three levels of underground parking with security monitoring from concierge station. Unit features include smooth, finished 9’ ceilings, pre-finished engineered hardwood floors and barbecue gas lines on balconies, terraces and patios. Kitchens come well-appointed with beautiful quartz countertops, stainless steel appliances and large pantries. Amenities include a fully-equipped fitness studio, rooftop terrace with integrated barbecue and prep area, an outdoor lounge with fireplace, a dog spa, a chic and stylish residents lounge with full catering kitchen, dining area, fireplace, large screen TV and access to an outdoor patio garden.
The Upper House Condos
Dream Residences is a mixed-use development located directly across from Yorkdale Mall. The project consists of 84 condo units, four townhomes and commercial space on the ground floor. Amenity space is located on the second floor where there is a party room with lounge seating and dining area, kitchen and card room.. There are four and a half levels of underground residential parking that consist of 118 vehicle parking spots and 66 bicycle spaces.
Dream Residences
The project involves the construction of a nine-storey building consisting of condos and townhomes in the heart of the Forest Hill neighbourhood. The boutique residence features 108 condo suites and 10 townhomes. The project also includes a mechanical penthouse and two levels of underground parking. Unit Features: 9’ ceilings, floor-to-ceiling glazing/window systems, designer-selected engineered flooring in entry, corridor, kitchen, custom designed solid core entry door with security view-hole. Amenities: Code Gym: fitness studio complete with weight and cardio equipment; C Lounge: a resident’s lounge with bar, large screen TV, kitchen and dining table; Park Terrace: a private outdoor terrace with lounge seating; CLN Pets: a pet washing station.
The Code Condos
Located at 8 Gloucester in the heart of Toronto, this 34-storey apartment building has a heritage component of the façade on the south elevation to retain the identity of the neighbourhood.
This development provides upscale amenity areas including a multipurpose room with access to an outdoor BBQ terrace, commercial gym facilities and an outdoor pool on the 33rd floor that will command spectacular views of Downtown Toronto.
Due to its proximity to public transit, the parking requirements have been greatly reduced, and to make efficient use of the underground parking space, 8 Parking Stackers have been imported from Germany to accommodate 16 cars in the P2 Level.
The amenity spaces and suites have been designed with modern and luxury finishes not normally seen in typical condos/apartments.
The Ivy
Located in Mississauga, Ontario, this mixed-use building has retail at grade, with residential units starting from the 3rd to 17th floor.
It has four levels of underground parking that provide 357 parking spaces for the units and the commercial space, in addition to 277 bicycle parking spots.
The condominium will be steeped in the most modern design and amenities as bold, creative flair intersects with thoughtful, clean aesthetics to create the perfect marriage of art and timeless design.
Artform Condos
299 Campbell, located in the Junction Triangle, is a mixed-use development providing a highly anticipated home for the Perth/Dupont Library while providing much-needed rental units in one of Toronto’s fastest growing communities.
The 15-storey building houses 235 rental units, a ground floor retail space, and the relocated library. Clad in clay brick contrasted with metallic grey aluminum panels, the sophisticated façade will animate the streetscape of the former industrial neighbourhood.
299 Campbell
Junction Factory is a 7-storey, mid-rise, mixed-use residential development containing a total of 131 rental units. Located at 3385 Dundas Street West, this project has two commercial areas and will have a sport/party room, a fitness room and a pet care space.

Rehabilitation of the exterior façade, brick walls, balconies, and parking garage of the 21-storey residential rental building.
35 Canyon Rehabilitation
The project site, located in downtown Toronto’s ‘Little Italy’, consists of the Latvian House heritage building and an adjacent surface parking lot. The Latvian House which was built in a classical revival style in 1910, will undergo façade retention and extensive restoration. The heritage façade is a focal point of the retail and mixed-use development. LCBO occupies the first floor and the basement level, totaling approximately 7,000 sq. ft. of this 25,670 sq. ft. complex.
491 College
This project consisted of demolition and rehabilitation of the concrete walkway, the demolition and refurbishment of the four-storey entrance canopy, and the refurbishment of the street-facing retail storefront entrances.
720 King
99 Atlantic, located in Toronto’s Liberty Village, is a new commercial office building with 150,000 sq. ft. of rentable office space.
Standing 8 storeys high with an additional four levels of underground parking, construction consists of reinforced cast-in-place concrete and clad with curtainwall and architectural precast concrete.
The building features state-of-the-art construction on a Heritage landmark property, panoramic unobstructed views of the area (Liberty Village & Lake Ontario), clear height of 12 ft. on office floors and a roof-top patio for all of the building’s office tenants.
Accessibility is a key component with barrier-free access to all of building. There is excellent exposure to Liberty Village foot traffic to and from the Go Station at the South end of Atlantic.
99 Atlantic
This project consisted of renovating 3,000 sq. ft. of interior space for ALO Restaurant, located on the third floor of a building on the southeast corner of Spadina Avenue and Queen Street in Toronto, Ontario.
This upscale restaurant consists of a bar that seats up to 20 guests and a fine dining area that seats up to 36 guests. Commute Design Studio gave it a mid-century modern feel with leggy chairs, elegant brass fixtures and smoked mirrors.
In addition to the high-end finishes, SKYGRiD oversaw the installation of the refrigeration systems, kitchen equipment, fire suppression system, sprinkler system, electrical and mechanical systems, wine cellar, beer and pop system.
ALO Restaurant
New retail development consisting of four standalone units roughly 6,000 sq. ft. each in size and three “Big Box” units roughly 67,000 sq. ft. in size. All buildings are built using reinforced concrete foundations and structural steel framing and decking. The total site area is approximately 9.58 acres with approximately 25,000.00 sq. m. of paved parking area. A fully functional below slab vapour mitigation and venting system is installed for all buildings to ensure contaminates are properly vented outside the enclosed building footprints. Exterior finishes on each building consist of exterior masonry, EIFS, aluminum glazing and spandrel systems, and exterior aluminum metal panels.
Appleby Commercial Plaza – Phase 1

Appleby Commercial Plaza – Phase 2
The project consisted of a 25,000 sq.ft. complete retail store fit out for Marshalls. Fit out includes all millwork, painting, flooring, lighting fixtures and signage.
Appleby Commercial Plaza – Phase 3
Located at 3103 14 Avenue NE, this project consisted of a build-out of office and warehouse space with full mechanical and electrical upgrades.
The office interior fit-out included three new handicap washrooms complete with below slab rough-in, six private offices, a computer room with conditioned air, 3,000 sq. ft. of acoustic ceiling with sprinklers, new HVAC and sound masking, a large reception area with built-in furniture and closets, a custom dispatch area and war room, LED lighting with dimmer controls, wood-framed door openings with solid core maple doors, porcelain tile and base in all washrooms, and LVT and static-free carpet tile throughout.
The warehouse space included LED lighting throughout, new air unit and unit heaters throughout, a new concrete drive-in ramp with black iron rails, a new dock plate, and the installation of a masonry block.
Armer Warehouse & Logistics Interior Fit Out
The Atria Amex Fit-Out consisted of an interior office fit-out to multiple floors inside a multi-tenant office building.
Scope of work included the demolition of existing offices, interior framing and gypsum, interior finishes, interior glazing walls, structural slab alternations, extensive electrical distribution re-work, plumbing re-work, the installation of two 6000 amp generators and the associated emergency power distribution, millwork, access control/security system, interior/exterior signage and all interior furniture.
Atria Amex Fit-Out
Avenue 151 is 10-storey, mixed-use, residential condominium with 71 residential units and commercial space on the ground floor.

Avro Condominiums is a modern and elegant 14-storey, 180-suite residential building located at Allen Road and Sheppard Avenue West just steps from Downsview subway station.
This development boasts a wide-range of amenities including a dog spa with an outdoor dog run, a multi-purpose lounge/party room, a fitness centre, and a spacious outdoor patio.
Furthermore, there is an all-season rooftop terrace on the 14th floor featuring an indoor lounge, outdoor cabanas, and sun loungers offering a stunning panoramic view of the city all year around.
Avro Condominiums
The Bisha Hotel & Residence is a boutique hotel with residential condominiums and 96 hotel suites designed by Studio Munge with a special “Rock Star” floor designed by (Lenny) Kravitz Design. The hotel has a 24-hour café, a bar, gym, public restaurant, meeting rooms as well as a rooftop bar with a pool. The 362 residential suites with amenity space are also designed by Studio Munge. The building has six parking levels with a dedicated level for valet parking.
Bisha Hotel & Residence
Brightstone is a 13-storey residential building.
Located at 6550 & 6570 Glen Erin Drive in Mississauga, Ontario, this development contains 174 luxurious, condo-styled rental suites and two levels of underground parking.
What sets this location apart is the charming community in its small side streets, neighbourhood shops and plenty of local parks and trails. In addition, this Mississauga rental community is close to all the local amenities and everything you need, including grocery stores, coffee shops, restaurants and schools.
Brightstone
Canadian Scholarship Trust Office Fit-Out consisted of an interior office fit-out of vacant undeveloped tenant space.
The scope of work included the construction of interior offices, washrooms, boardrooms, gym, lunchrooms HVAC equipment and systems, electrical distribution and finishes, exterior signage and open concept system furniture.

The CBI Health project involved the complete demolition of the existing space and complete fit-out of office space for the CBI Health Group’s Calgary operations
Four meeting spaces, a staff lunchroom, a multi-purpose room, exercise space, a server room, and storage space were constructed; the project was highlighted by the reception area, complete with a custom-built wood reception desk.
CBI Home Health
Interior commercial fit out of vacant office space. Scope of work included the construction of interior finishes, electrical distribution, communication distribution, plumbing systems re-work, millwork wall paneling and kitchenettes and HVAC system re-work.
Children’s Discovery Centre
Located at 3851 23 Street NE in Calgary, Alberta, this project included a complete de-commissioning and renovation of the ammonia/mechanical room including asbestos abatement, mechanical upgrades, process conversion and automated controls upgrades.
Coca Cola Ammonia Plant
The project consisted of the demolition of the old structure and the new construction of a new eight bay car wash.
Danforth Carwash
The interiors of DIAM Developments involved the construction of an office fit-out, complete with a client lounge, offices, boardrooms, a lunchroom and washrooms.
The elegant modern finishes demonstrate the high level of quality DIAM Developments prides themselves on. Finishes include:
- porcelain and luxury vinyl tile,
- white oak hardwood,
- Caesarstone countertops,
- curved interior glazing feature wall, and
- custom built-in millwork.
DIAM Developments
The project consisted of the demolition of the existing fire-rated curtain wall and corridor entry doors on the 2nd and 3rd floors.
SKYGRiD supplied and installed new clear anodized aluminum 60-minute fire-rated curtain wall systems (with fire-rated glass and double doors) complete with electrified hardware. Throughout the common area corridors and lobby, new carpet and tile were installed, and the walls and ceiling were repainted.
Furthermore, the common area lighting was converted from inefficient florescent to energy-saving LED lighting.
Common Area Upgrades to 2912 Memorial Dr SE
This project consisted of the demolition and renovation of office and warehouse space while the end-user was occupying the building.
Evolution Engineering
The project consisted of an interior office fit-out of vacant, undeveloped tenant space. Scope of work included the construction of interior offices, washrooms, boardrooms, HVAC equipment & systems, Electrical distribution & finishes, exterior signage, and open –concept system furniture.
Ganotec Head Office Reno
Garden District Condos is an asymmetrical tower that will rise from a heritage structure at the base of the building with 2-storey townhomes lining the ground level.
Located in Downtown Toronto, this development is minutes away from Ryerson University and OCAD University and easily is accessible to George Brown College and Yonge-Dundas Square.
It has 5,400 sq. ft. of indoor amenity space and 1,238 sq. ft. of outdoor amenity space with 48 parking spots in the underground lot. In addition, 252 bicycle spaces will be on-site as well.
With GBCA’s Architects leading the project’s heritage component, the front of three existing, three-storey brick buildings (dating from the 1860s – combining Victorian gables with Georgian massing), will be preserved and merged into the base of the development.
Garden District Condos
Harbourside Condominiums is a low rise condo/town home development located just steps from Whitby Harbour and Lake Ontario. Rising four storeys, the four condominium residences comprise of 63 suites in each building. The building has one level of underground parking beneath the entire complex. Cape Cod style exterior architecture with colour coordinated brick stone and architectural siding, centrally located clubhouse for exclusive use of suite owners, full-sized kitchen, service bar, recreation space, oversized patio deck with views of lake and washroom facilities, stylish lobby and vestibule underground and surface parking, as well as ample visitor parking.
Harbourside Condominiums
The Indigo-Bay Condominiums project involves semi-demolition of an existing building and construction of a sleek and contemporary rental residence rising 26 storeys with a total of 224 suites. Amenities begin on the ground level of the building with a well-equipped fitness centre, a separate yoga area, along with a wifi-equipped internet café. In addition, there is a comfortably furnished guest suite that can be reserved for the convenience for overnight visitors. The fourth floor includes a party lounge with its adjacent dining/meeting room, outdoor roof terrace, spa, complete with BBQ’s and an Al Fresco Dining area, outdoor pool with sun deck and fitness centre.
Indigo Bay Condominiums
Karma Condominiums is a 54-storey tower consisting of a mix of residential and retail. The retail portion is located on the ground level and includes the relocated Heritage House on the northeast corner of the site. 495 residential units are located on Levels 4-50, with amenity facilities located on the 2nd and 3rd levels and accessible using four dedicated elevators running between the P5 parking level and the top residential level. Parking consists of five levels of underground parking with 126 vehicle spaces and 437 bicycle parking units.
Karma Condominiums
Interior office fit-out of vacant, undeveloped tenant space. Scope of work included the construction of interior offices, washrooms, boardrooms, HVAC equipment & systems, Electrical distribution & finishes, exterior signage, and open concept system furniture.
Kiewit Office Fit Out
King Square is an indoor complex that consists of retail, offices, a banquet/conference hall, restaurants, a community centre, a rooftop garden and a total of 1,400 parking spots.
Main facilities include: 25,000 sq. ft. banquet hall; 10,000 sq. ft. community center; 20,000 sq. ft. supermarket; 18,000 sq. ft. of restaurants; 2,600 sq. ft. fast food court; 61,000 sq. ft. of office space including a medical clinic; 4,400 sq. ft. bank; 198,000 sq. ft. retail & services space.
King Square
KSquare Condos features two towers, rising 31 and 34 storeys respectively, from a shared 7-storey podium.
Curved balconies line the towers’ north elevations, fronting on Village Green Square. The podium is clad in glass window-wall and precast panels that frame the balconies.
This 646-unit complex will offer 357 one-bedroom suites, 220 two-bedroom suites and 67 three-bedroom suites, as well as 4,336 sq. ft. of retail space.
The development is coming at a time when new rapid transit plans promise greater accessibility to the area. Already in close proximity to Agincourt GO, the project should benefit from SmartTrack; the proposed Scarborough Subway Extension.
KSquare will be home to Toronto’s largest private condo library and study area. Additionally, the amenities will include a music rehearsal space, a sports lounge, pet grooming, and a kids play room. Residents will also have access to the amenities of the adjacent Sheraton Hotel.
KSquare Condos
The project involved the demolition of two existing buildings and the construction of a new 13,500 sq. ft. building and basement. The building was constructed between two existing buildings on a very tight site situated in a congrested area. The building was designed and built to house a new LCBO store on the basement and ground floor.
LCBO Forest Hill
Litho is a mixed-use development located at 740 Dupont Street adjacent to the intersection of Dupont Street and Christie Street in Toronto, Ontario.
Rising 9 storeys above an ever-convenient grocery store, Farm Boy, it houses a total of 210 residential units and includes modern and sophisticated interiors that pay homage to the area’s artistic past. In addition, Litho also features two levels of parking below grade level.
The building boasts unmatched amenities including a Creative Studio (inspired by the neighbourhood’s artistic history), a Party Room, a Rooftop Lounge and a Collaboration Space, all intended to bring people together.
When it’s time to break a sweat, a well-appointed Fitness Centre will cater to all your needs. It is completed with high-end equipment and state-of-the-art resistance training options in both the indoor and outdoor facilities.
Litho
The building, located in a new urban precinct in Vaughan, will consist of a 6-storey tower connected to a 3-storey wing that sits on an assembly hall.
The key feature of the headquarters will be a highly-transparent glazing system. In addition to the assembly hall, the building will also have offices, medical clinic facilities, a pharmacy, financial services, training classrooms, and recreational facilities for union members.
The soft landscaping will extend up and over top of the assembly hall with access to portions of the building’s rooftops. This unique amenity activates the outdoor space to socialize in a protected microclimate and supports the project’s LEED Silver sustainability goals for storm water retention and heat island reduction.
LiUNA! Local 183 Headquarters
M2M Condos is a master-planned development by Aoyuan Property Holdings consisting of five glass towers and an exclusive collection of townhomes at Cummer Ave. and Yonge Street.
Located in the Newtonbrook neighbourhood of North York, this area is one of the most in-demand in Toronto. Phase 1 will consist of two buildings rising from a shared 8-storey podium featuring retail and commercial space. In addition, four levels of underground parking will house 877 parking spots.
The total of five residential condo towers will stand at 43, 40, 39, 36 & 34 storeys with the total of 1660 units located in North York, ON.
The first phase of the Wallman Architects-designed community will have a mixture of 1-bed, 2-bed & 3-bed units and will rise at the south end of the development site that was previously occupied by Newtonbrook Plaza.
Three additional buildings will follow north of the first phase, where site preparation activity is setting the stage for construction.
M2M Condos – Phase 1
The project consisted of (3) phases. Phase 1: consisted of building envelope repairs, removal and replacement of all the windows and curtain walls on the east and west elevation. The project also included the removal of a portion of the exterior brick that was replaced with metal panels. Phase 2: consisted of the replacement of the south elevation curtain wall, building envelope repairs, removal and replacement of all the windows and curtain wall on the south elevation. Phase 3: consisted of the removal and replacement of existing windows at the John Hodgins Engineering Building. The scope of work included demolition of existing windows at the stairwells, offices and penthouse. Preparation of existing openings to receive new engineered curtainwall system masonry repairs and restoration included. The building remained in operation, via temp closures and staging plan during construction.
McMaster University: John Hodgins Engineering Building
This project at McMaster University consisted of building envelope repairs, removal and replacement of all the windows and curtainwall both at Mills Memorial Library and the Museum of Art.

The McMaster University Hall project consisted of building envelope repairs, removal and replacement of all the windows and curtain walls on the east and west elevation. The project also included the removal of a portion of the exterior brick that was replaced with metal panels. The building remained in operation and fully occupied for the duration of the project.
McMaster University Hall
Located at 1200 59 Avenue SE in Calgary, Alberta, this project consisted of an office expansion for Money Mentors.
This involved the demolition and renovation of an existing vacant space and the adjoining of two spaces through an existing fire separation.
12 private offices and a teleconferencing boardroom were built in the new space.
Money Mentors
Located at 525 28 Street SE in Calgary, Alberta, this project consisted of a new training room, new corporate commercial/residential boardrooms, new private offices for RE/MAX Commercial and Residential, and new floor finishes and painting throughout. New extruded steel and fire-rated glass entrance systems were also installed in both the residential and commercial offices.
RE/MAX Office Expansion
New commercial development to house the head office for the Rice Development Corporation. The site consists of two standalone buildings. The new head office consists of a two-storey building, one below grade and one above grade. The building construction is reinforced concrete foundations with structural steel framing and decking. The exterior construction consists of punch windows and glazed curtain wall, masonry stone, and fibre cement paneling. The second building on-site consist of a one-storey building with commercial office space. The building is reinforced with concrete foundations, structural steel framing and decking, punch windows, and fibre cement paneling.
Rice Developments Head Office
This project was completed in two phases.
The first phase consisted of a 750 sq. ft. interior and exterior fit-out of the existing Starbucks at Yonge and Shuter. Finishes included interior millwork, commercial-grade plumbing/fixtures and curtainwall systems.
The second phase consisted of the exterior painting, light fixtures and signage.

Strada is an 8-storey mixed-use residential development with retail at street level and 61 rental residential units above.
Located in Toronto’s Little Italy neighbourhood, the building has a total floor area of approximately 95,000 sq. ft. and also consists of 2.5 levels of underground parking.
Included in the project are upgrades and reconfigurations to neighbouring buildings and demolition of existing buildings on site.

Hyatt Place & Residences is a luxurious residential/hotel project at the centre of a rapidly-transforming intersection.
It is a 32-storey tower, containing 240 hotel suites and 179 rental units. The luxury hotel suites occupy the lower-to-mid floors, with rental units occupying the top portion of the tower, giving residents a stunning view of the downtown skyline.

The Drake Hotel Annex is a five-storey boutique hotel connecting to the existing Drake Hotel via lounge, rooftop patio, and unique “Sky Bridge”. The new construction features an expanded lobby/lounge, Drake General Store retail area, and 32 private hotel rooms ranging in size as well as finish. Exterior elements include a central courtyard, owner’s terrace, and green roof.

The Keeley is a 14-storey condominium that fits into the Downsview neighbourhood beautifully.
The multi-layered, brick-clad structure with punched windows brings texture and visual appeal while maintaining a sense of home on Keele Street. In addition, the building design aims to go beyond the minimum sustainability standards as part of a commitment to minimize our ecological footprint and help to sustain our planet.
The building has walkout terraces and inset balconies with unobstructed views for privacy, and over 2,500 sq. ft. of outdoor entertainment space. The unique stepped architecture provides a variety of suite styles and configurations provides a large selection of homes.
The Keeley
Interior retail fit out of vacant, undeveloped tenant space inside a multi-tenant office building. Scope of work included the construction of interior finishes, millwork fitting room and desk, interior glazing wall, HVAC equipment and system, electrical distribution, fully integrated water and electrical metering system and interior/exterior signage.
The Preneers Dry Cleaners
The Vanguard is a mixed-use 25-storey building with a total of 213 residential suites as well as 12,000 sq. ft. of retail space fronting onto Yonge Street with office suites located on the second floor and condominium suites situated on the 3rd floor onwards.
This new residential development project is being built to LEED Gold standards, with high quality materials including marble, natural limestone and locally sourced wood. Included in this development is a rooftop vegetable garden, water purification system, outdoor yoga studio, library, theatre room, exercise room, children’s play room, four Tesla charging stations, EV chargers for other electric vehicles, a backyard park, a rainwater carwash and 7,000 sq. ft. of outdoor terrace space.
The Vanguard Condominiums
This project included a complete interior alteration to an existing one-storey industrial building located in the City of Mississauga. The area of work space was made up between the ground floor and mezzanine level. The scope included demolition of all existing interior office space and reconstruction of new interior offices, boardrooms, kitchen, server room, breakout rooms, classrooms, product and distribution centre. Design features include a mirrored back drop revealing hints of the embedded company logo in a binary configuration.

Yorkville Condominiums involved the construction of a 32-storey building consisting of condos and town homes in the Heart of Yorkville with a total number of 233 suites. There are five two-storey towns homes located on the ground floor. The unique and sleek interior styling by Tomas Pearce Interior Design Consulting is accented by modernist landscaping in an engaging environment by landscape firm SBK. With the finest quality finishes and dramatic touches, The Yorkville embodies its surroundings, and is everything that makes living well an art form.

Uber’s First Toronto-based Research and Development facility is located in Toronto’s entertainment corridor. Situated on the top floor (4th), the space consists of 150 work stations divided throughout into four large open office area’s along the East & West elevations, with floor-to-ceiling glazing on either side that provide speculate views and an abundance of natural sunlight. With a general open concept ceiling space exposing all of the mechanical and electrical systems, the corridors feature a custom perforated wooden slat ceilings, open to above. The space offers 10 soundproof meeting rooms and a large training center that can be separated by two ceiling-stored, operable folding partitions. The main entrance & reception area features a stunning floor-to-ceiling live plant wall display.
Uber ATG – Interior Alteration
This project involved a complete retrofit of existing office space into a revamped office for TD Insurance and their Claims department.
Extending across floors 12, 14, and 18 in the Palliser One building located at 9 Avenue SE in downtown Calgary, the scope of work for this project included safe demolition and abatement of hazardous asbestos, complete demolition of existing mechanical and electrical systems, and full demolition of ceiling grid and partitions.
In the retrofit stage, SKYGRiD managed the complete rebuild of the 14th floor, including all mechanical electrical systems, altos wall partitions, ceiling space, direct connect adjustable desks through cored floor boxes, flooring, millwork, and further premium fixtures and finishes.
Once the 14th floor was granted occupancy, SKYGRiD moved to the 18th floor to demolish existing furniture, then to the 12th floor to complete demolition of the old TD Insurance space and retrofit about 25% of the floor area for further offices for TD Insurance.
SKYGRiD was also awarded work from the landlord (Aspen Properties) to retrofit the elevator lobby.

SKYGRiD completed the interior fit out and exterior playground fit out of The Neighbourhood Group Yonge and Sheppard Child Care Centre, part of RioCan’s redevelopment of the Yonge Sheppard Centre.

IMMIX is a 39 storey mixed-use tower with a total of 451 diversified units (a mix of bachelor, one, two and three-bedroom units as well as 26 commercial units).
Located in the Church-Yonge Corridor neighbourhood in Toronto, Ontario, this development involves the restoration of a heritage firehouse clock tower that was built in 1872. In addition, the plan also involves the demolition of several stores to make way for a public plaza, as well as a new entrance for the development.
Minutes away from the College Subway Station the Bay Street Corridor neighbourhood, there are also several beautiful parks nearby, including College Park, Alexander Street Parkette and Joseph Sheard Parkette.
IMMIX
1 Jarvis Condos is an exciting new 15-storey residential development that will contain 354 units.
Located at King William St & Wellington St N in Downtown Hamilton, at 1 Jarvis, residents will be surrounded by a fantastic assortment of some of the city’s best restaurants, shops and cafes.

1 Jarvis
Verge Condos is a mixed-use condominium development designed by Turner Fleischer Architects for RioCan REIT on the southwest corner of The Queensway and Islington Avenue.
This project will feature two separate structures separated by an 11-meter wide driveway. Both will have two residential towers and will rise from a shared podium.
The first building’s towers are set to be 17 and 10-storeys (total of 342 units) and the second building’s towers are set to be 10 and 9-storeys (total of 203 units).
In the central portion of the development, there will be 15,295 sq. ft. of outdoor amenity space.

The Landing is a new condominium community consisting of six total multi-use towers – at 18, 6, 6, 5, 5 and 5 storeys respectively – with a total of 348 units.
Located at 1606-1614 Charles Street in Whitby, Ontario, the 18-storey tower will offer a wide variety of suites and layouts while the rest of the towers will be smaller boutique developments, together forming a delightful waterfront community. Furthermore, each tower will feature a modern design with large windows, urban aesthetics and modern lines.
In the centre of this community, charming courtyards will blend contemporary living, urban lifestyle, and a waterfront charm, as residents will enjoy superb views of Lake Ontario.
The Landing
Located at 10030 107 Street NW in Edmonton, Alberta, this project included demolition, asbestos abatement, mechanical and electrical upgrades and structural upgrades.
SKYGRiD’s objective was to remove and replace two chillers and two cooling towers that were situated 150 feet above ground level on top of two towers.
The assembly and reintegration of these items were completed within four months (March 2015 to June 2015).
Alberta Health Services
Lincoln Electric is a commercial warehouse and distribution center located in SE Calgary which consists of commercial truck loading bays distributing the company’s products all over Western Canada.
Over time, the existing wall received many hard impacts from repeated collisions when tractor-trailers would back up too far and would impact the wall. This caused instability to the exterior envelope as cracks appeared on the inside of the masonry wall.
SKYGRiD proposed a demolition and reconstruction/reinforcement of the wall, one section at a time to maintain the integrity of the wall, and to ensure the operations of the distribution center were a least disruptive as possible.
Lincoln Electric
This standalone TD Branch, located at 1108 18th Street in the growing city of Brandon, was built to ease pressure off of the already existing branches.
Designed by Beck Vale, SKYGRiD managed this project from inception to completion (May 2020), delivering all construction on time and working with TD to ensure that all aspects and requirements for the future branch were considered.

TD Regina, located at 1904 Hamilton Street, is a Downtown Flagship Branch that was fully renovated by SKYGRiD.
This project consisted of abatement of cementitious asbestos, fireproofing along the steel girders, Q decking, a full demolition and rebuild of the first-floor area, and an overhaul of the finishes on the second-floor mezzanine within the space.
Designed by Beck Vale, the retrofit included splitting the space in two; one side being the TD Flagship Branch and the other being offices for TD Agriculture.
Work was primarily completed after business hours and finalized in June 2021.

Located at 1110 58 Ave SE in Calgary, Alberta, this project involved the demolition and rebuild of Culligan’s exterior structural wall. This required structural reinforcement and land stabilization at the exterior of the wall and the neighbouring CN railway tracks.

Located at 6025 11 Street SE in Calgary, Alberta, SKYGRiD was tasked with retrofitting the lobby of this commercial office building.
This project consisted of the stripping of all existing finishes (including wall coverings, window caps, garden beds, tile, lighting, and vestibule weather mats) to complete a revamped lobby for the building through both self-performed and subcontracted work.
Designed by Mode Interiors, the final product was a bright, new and vibrant space.

Located in Mississauga, the mixed-use building has retail at grade, with residential units starting from the 2nd to 18th floor. Five levels of underground parking will provide 358 parking spaces for the units and commercial spaces and 328 bicycle spots.
The condominium will be steeped in the most modern design and amenities. Bold and creative flair will intersect with thoughtful, clean aesthetics to create the perfect marriage of art and timeless design.

30 Merton is a 37-storey mixed-use development located in Davisville Village in Midtown Toronto.
This new tower will be the home to rental units, commercial parking, and retail spaces. The residential rental units will consist of a mix of one, two, and three bedrooms, with indoor and outdoor amenities.

RioCan Leaside Centre is an 8.7-acre commercial plaza located at the northeast corner of Eglington Avenue East and Laird Drive in Toronto, Ontario.
This redevelopment will consist of retail, office, residential, and community uses across the property. There will be seven buildings ranging in height from 5 to 34-storeys above a two-level underground garage that extends across the site, except the public park area.
RioCan Leaside Centre
Located in the heart of Hamilton’s transportation hub, Design District 41 will consist of three 31-storey towers combining residential and retail spaces.
This development will contain an urban plaza with sculptural concrete seats, backed benches, greenery, bike racks, and a dog run. In addition, residents will have access to 505 vehicle parking spaces and 469 bicycle parking spots.

TD Market Mall is a branch location recently completed and fully renovated. This project was completed through a successful phasing plan while the branch was operational with work primarily completed after business hours.

In downtown Calgary, TD Regional Offices house the executive team for the majority of TD in Western Canada. This single floor office was transformed from the old space with new additions to flooring, floor layout, furniture, paint, partition systems, and lighting. These offices were required to maintain operations through the construction process, requiring a phasing plan to isolate areas one at a time. In addition to the phasing plan, large sections of work were completed over the holidays during Christmas and new year’s when the office was empty. Overall, this project delivered a much-needed upgrade to the TD Regional Office space and all executives were pleased with the construction process, its cleanliness, and with their new offices.
